Mumbai’s iconic Air India Building<\/strong> at Nariman Point is set for a major transformation after the Maharashtra government decided to convert the landmark into an administrative hub. The 23-storey structure, once the headquarters of the national carrier, will soon host state cabinet meetings<\/strong> while its decades-old Air India logo is expected to be removed from the rooftop, marking the end of an era for one of the city’s most recognizable landmarks.<\/p>\n\n\n\n

The Maharashtra government acquired the sea-facing building for \u20b91,601 crore<\/strong> last month to address the growing shortage of office space near Mantralaya. Officials said the property’s strategic location and expansive floor area make it an ideal extension of the state’s administrative infrastructure. The acquisition concludes years of attempts to monetize the iconic building after Air India shifted its corporate headquarters from Mumbai to New Delhi in 2013.<\/p>\n\n\n\n

As part of the redevelopment plan, the government intends to renovate the 22nd-floor conference hall<\/strong>, transforming it into the venue for future Maharashtra cabinet meetings. Currently, cabinet meetings are held at Mantralaya, Sahyadri Guest House, or Vidhan Bhavan during legislative sessions. Officials believe the spacious conference hall will provide a modern and well-equipped setting for high-level government deliberations.<\/p>\n\n\n\n

The 23rd floor<\/strong> will be reserved for the Chief Minister, with meeting rooms and official cabins being refurbished for administrative use. However, the Chief Minister’s Office (CMO) and the offices of the two Deputy Chief Ministers will continue functioning from Mantralaya. According to officials, the building will primarily serve as an extension of the state secretariat rather than replacing existing government headquarters.<\/p>\n\n\n\n

The transformation also includes a significant visual change. The famous Air India logo<\/strong>, which has crowned the building for decades and become part of Mumbai’s skyline, will be removed. Authorities are considering replacing it with either the Government of Maharashtra’s emblem<\/strong> or the Ashoka Stambha<\/strong>, reflecting the building’s new role as a government facility. A design competition is also being organized to finalize the building’s updated fa\u00e7ade and exterior appearance.<\/p>\n\n\n\n

Extensive renovation work has already been planned. The Public Works Department (PWD) is preparing a tender worth approximately \u20b9180 crore<\/strong> for modernization, including new flooring, false ceilings, upgraded windows, elevators, escalators, and other infrastructure improvements. Officials aim to create a modern administrative complex capable of accommodating multiple government departments under one roof.<\/p>\n\n\n\n

Of the building’s 23 floors<\/strong>, 20 floors<\/strong> are expected to house state government offices, with two floors each allocated to around ten departments. Several departments that have been operating outside Mantralaya since the devastating 2012 fire\u2014including Medical Education, Public Health, Rural Development, and Water Supply & Sanitation\u2014are likely to be shifted into the renovated premises. The final allocation of departments will be decided by the General Administration Department.<\/p>\n\n\n\n

Constructed in 1974<\/strong>, the Air India Building has long been one of Mumbai’s architectural landmarks overlooking the Arabian Sea at Nariman Point. Beyond serving as the airline’s headquarters for decades, it also witnessed major historical events, including the 1993 Mumbai serial bomb blasts. With its conversion into a government complex, the building enters a new chapter, preserving its prominence in the city’s skyline while taking on a completely different administrative role.<\/p>\n\n\n\n
